Remodeling Plans - Process, Price and Timeframe

A successful remodeling project starts with a well-structured and collaborative design process. Our approach ensures that every detail is carefully considered, from the initial property assessment to the finalization of construction documents. Here’s how we bring your remodeling vision to life:

1. Initial Property Assessment

We begin by conducting a detailed assessment of your property and understanding the local building requirements. We collect all necessary data, including zoning regulations, building codes, and property-specific details. If needed, we also prepare site plans and as-built plans to provide a clear and accurate foundation for the design.

2. 3D Scanning and As-Built Plans Preparation

To ensure precision, we use advanced 3D scanning technology to capture every detail of your existing structure. This allows us to create accurate As-Built Plans, providing a reliable basis for the design process. These plans are essential for understanding how the remodel will integrate with your current home.

3. Design Kick-Off Meeting

Our next step is to organize a design kick-off meeting with you and our team. This meeting serves as a platform to discuss your needs, preferences, and goals for the remodel. It’s a collaborative session where we align our strategies to ensure that the final design will meet your expectations.

4. Concept Design Development

Following the kick-off meeting, our design team begins crafting the Concept Design. This phase is iterative, allowing for your input and adjustments as we refine the initial concepts. Your feedback is essential, ensuring the design accurately reflects your vision and harmonizes with your existing home.

5. Construction Documents

Once the Concept Design is approved, our team of designers and engineers develops the Construction Documents. This set of documents includes detailed architectural and structural plans, along with any necessary calculations. We make sure that every detail is meticulously planned to comply with all regulatory requirements, setting the stage for a successful build.

6. Plan Release & Ongoing Support

After finalizing the Construction Documents, we release the plans to you or your contractor for submission to local authorities. Our commitment doesn’t end there. We continue to offer support throughout the approval process, making any necessary revisions to the plans and providing response letters to address any comments from the authorities. Our aim is to ensure that your project moves forward smoothly and without delay.

At this stage, you can also take advantage of our optional Permitting Agent Service, saving you and your contractor countless hours and the hassle of dealing with local permitting officials.

The cost of design and plan preparation is a major factor in determining the overall project budget. Several factors can influence these costs, and here are some of the key considerations:

Factors Influencing the Cost

The total cost of a custom remodeling plans depends on several factors:

  • Location: Your property’s location can significantly affect costs, especially due to differences in local building codes, permitting requirements, and labor costs.
  • Size of the Remodel: Larger remodels require more design and engineering work, which naturally increases the overall cost.
  • Complexity of the Project: The complexity of the remodel plays a major role in determining the cost. For example:
Single-Room Remodel: While more straightforward, these projects still require careful integration with the existing structure, particularly in terms of layout and utilities.
Whole-House Remodel: Renovating an entire home involves additional considerations such as structural engineering, layout redesign, and compliance with building regulations.
Structural Remodel: The scope may call for different alterations to the existing structure, and depending on their complexity, the price may be affected.
  • Construction Techniques: The use of innovative or specialized construction techniques can add to both the design complexity and overall cost.
Cost Range

Given the many variables, it’s helpful to understand the general cost range for custom remodel design services. For a small to medium-sized project, prices typically start at around $4,000 to $7,000. This range generally covers simpler remodels, such as a basic single-room renovation.

For larger or more complex projects - such as whole-house remodels, unique architectural designs, or those involving challenging site conditions - the cost can range from $10,000 to $20,000 or more. These projects require extensive design work, detailed structural plans, and often involve navigating more complex regulatory requirements.

Here’s what you can generally expect:

    - Elevations (for exterior alterations): Exterior views of the subject property from all sides, highlighting design elements such as rooflines, windows, and materials.
    - Sections: Cross-sectional views that illustrate the relationship between different levels and spaces within the remodeling area.

FAQ

Why do I need plans for my Remodeling project?

Having plans is essential for obtaining a permit and constructing your addition. Permitting is crucial for protecting your project and property - unpermitted work can lead to hefty fines and jeopardize your ownership and equity. Detailed plans, including structural drawings and calculations prepared by a licensed engineer, are vital for a smooth construction process. They contain all the important details about framing, foundation, and more.

With that being said, some minor remodels can be performed without a permit - please consult with local authorities for details.

How long does the design process take?

While small non-structural remodeling plans can be delivered within 20-30 days, the average structural remodeling design process typically takes 2-4 months from the initial consultation to the final delivery of plans. The timeline can vary depending on the complexity of the project and the timeliness of client feedback and approvals. We aim to deliver the first concept iteration within 10-15 business days after the design kick-off meeting.

The cost of an remodeling plans depends on various factors, including the size of the remodeling area, project complexity (such as the structural detail and existing conditions), location, and specific site conditions. The market average ranges from $3,000 to $25,000+ depending on these factors.

What deliverables are included in the Remodeling Plans?

Our Remodeling Plans typically include a complete set of building plans (site plan, floor plan, elevations, sections, MEP plan, and details), structural drawings and calculations (if applicable), and an energy efficiency report if required by local regulations.

Would I need anything else to get a permit?

While our plans include most of the required items, some jurisdictions and certain properties may require additional site studies, such as surveys, geotechnical reports, and more. While these requirements are rarely applicable to Remodeling projects, please check with your local planning and building department to confirm the specific requirements for your project. Please note that our price does not cover local government/permitting fees or other expenses associated with the plan review and permitting process.

Can I make changes to the design after the initial concept is presented?

Absolutely! The design process is collaborative, and we encourage client input. After the initial concept is presented, we work closely with you to make any necessary amendments until the design perfectly aligns with your vision and requirements.

Can you help with selecting a contractor?

Sure! A significant percentage of our clients are professional builders and general contractors, and we would be happy to connect you with some of them who serve your area. Please note that, as we do not provide construction services, we are unable to advise on pricing or the construction process. However, we are happy to assist in reviewing quotes to ensure the completeness of the scope.

Will you be working with my contractor?

No problem at all - in fact, we encourage all our homeowner clients to start working with a contractor as early as the Concept Design stage. We always welcome feedback from contractors, as it helps us ensure the design is practical and efficient to build, and that the construction will stay within budget.

I’m in the middle of the design process, and my vendor abandoned the project. Can you help?

Unfortunately, it’s becoming increasingly common for clients to find themselves in situations where their vendors abandon the project, either due to personal reasons or a lack of expertise and capacity. We frequently receive such requests from homeowners in these unfortunate circumstances, and it often results in additional costs and delays. While each project and situation is different, please contact us, providing as many details as possible, and we will do our best to help you.

We work with many reputable builders and general contractors regularly and are happy to offer special discounts and white-label terms to those who want to become a design-build company without the expense of hiring an in-house design team or are tired of dealing with unreliable vendors.
