Site Analysis & Due Diligence

Every great project starts with a solid foundation. We begin by analyzing your site and gathering all relevant information. If your project involves modifying an existing structure, we'll also complete a 3D scan to produce accurate As-Built Plans.

Design Kick-Off

Next comes the design kick-off meeting, where we dive into your vision, layout needs, and design preferences. It's the perfect moment to get aligned, explore ideas, and map out a smart, streamlined plan for moving forward.

Concept Design Development

Our design team gets to work on your Concept Design. This phase is collaborative and iterative — we'll share progress with you along the way, and your feedback on each version helps us fine-tune the design until it's just right.

Permitting Set of Plans

Once the Concept Design is approved, our team coordinates the development of the full Permitting Set of plans — including structural engineering, energy compliance, and all required documentation.

Plan Review & Permitting

With the Construction Documents ready, your plans are submitted to the local building department for review. We address any plan review comments within the original design scope at no extra cost. For a fully hands-off experience, our Permitting Agent add-on lets us act as your representative — submitting plans and communicating directly with the building department on your behalf.

Construction Support

Getting a permit isn't the finish line — it's just the beginning. As your designer and engineer of record, we stay involved throughout construction, supporting your contractor with any questions about the plans.
